37 Cross Street is a listed building located at the junction of Cross Street & King Street in Manchester City Centre. The upper three floors were converted into apartments in 2002 with commercial premises on the lower floors.

Several issues existed for the residents at 37 Cross Street including:-

  • The electricity for the commercial area, being charged to them as part of their service charges.
  • Them paying 55% of the upkeep of the commercial area

Ellenbrook Court - Residential Case Study

Ellenbrook Court is an apartment development over three floors located in Worsley, a leafy suburb of Manchester. After the development was completed in 2008 a large Managing Agent was given the responsibility for managing the apartment block.

Over a 3 year period the levels of service provided by the large Managing Agent progressively deteriorated and by early 2011 residents were left facing a number of problems.

In mid 2011 Casserly Property Management were asked by the residents of Ellenbrook Court to intervene in order to rescue an increasingly desperate situation.

Pod-Trak - Commercial Case Study


Pod-Trak is a privately owned company established in 2007 focusing on the installation of electrical systems to the rail infrastructure and civil engineering. Whilst their headquarters are in London they undertake work throughout the UK.

As Pod-Trak's work throughout the UK continued to grow they realised they needed a suitable base in the North of England. As a result in 2014 they secured a 5 ear lease on a 10,707 modern industrial/office building in Manchester complete with a large secure yard area.

The building had been vacant for a while and therefore many of the buildings systems such as the fire alarm and security alarm were not operational. Whilst the landlord had agreed to re-reimburse Pod-Trak with the cost of insuring the building was fully statuary compliant Pod-Trak did not have the time or know how to investigate all the legislation and source quotes for the various items.

Nasmyth Business Park - Commercial Case Study

Nasmyth Business Park is large mixed use commercial estate located in Eccles, Manchester and is home to around 20 businesses. The site has a prestigious industrial heritage – it was originally known as the Bridgewater Foundry and was established in 1836 by James Nasmyth.

The business park’s Board of Directors had become frustrated with the existing large national Managing Agent who had let the business park spiral into a state of disrepair due to several years of neglect.

In early 2005 Casserly Property Management was invited to work with the park’s Board of Directors with the goal of transforming Nasmyth Business Park. After two major improvement projects the business park has now been totally rejuvenated helping to enhance the reputation of businesses located on the park as well as increasing the sale and rental values of the buildings.

The Blackburn cluster of Roman Catholic Primary School includes Holy Souls, St Anne's, St Alban's, St Antony's & St Joseph's. Working as a cluster allows greater collaboration and engagement and focuses on driving up standards to ensure schools operate more effectively and efficiently.

This cluster of Roman Catholic primary schools in Blackburn were part of the Local Authority scheme for planned maintenance of their school buildings.

Maintenance activities included:-

  • Emergency Light Testing
  • Asbestos Management
  • Gas Safety
  • Legionella Risk Assessments

St Antony’s Catholic College - Schools Case Study

St Antony's Catholic College

St Antony’s Catholic College is an 11-16 co-educational school, situated in the Borough of Trafford. The School was formed in September 1990 after the amalgamation of three small secondary schools. The school under the trusteeship of the Salford Diocese, was designated a “Business and Enterprise” College in September 2003.

It is a statutory requirement under a variety of pieces of legislation that school buildings plant and systems are regularly inspected and serviced.

Casserly Property Management was requested to look after the school with the aim to ensure statutory compliance with legislation and peace of mind for Head Teachers, Business Manager and Governors with regards to the servicing and maintenance of their school.
